Campus Winterization (Freeze Protection)

To standardize winterization of irrigation, sprinkler, and exterior water fixtures across all Crosspoint campuses, reducing risk of freeze-related damage, service disruption, and costly repairs.

Responsibility:

Campus pastor and facilities teams oversees compliance. Campus Facilities Leads execute checklist steps and provide sign-off. Qualified irrigation/fire protection vendors perform system blowout where required.

1. Irrigation / Sprinkler System Shutdown

  • Schedule irrigation system seasonal shutoff; set controller to “OFF” or winter mode.
  • Confirm all irrigation zones are fully blown out with compressed air by a qualified technician.
  • Drain and protect backflow preventers per manufacturer/vendor guidance.
  • Place visible tag: “Winterized – Do Not Activate.”

2. Water Lines & Exterior Fixtures

  • Disconnect all hoses from exterior spigots/hose bibs.
  • Drain hoses completely, coil, and store indoors.
  • Install insulated covers on every exterior spigot/hose bib.
  • Verify exterior faucets are fully closed and not leaking.

3. Sprinkler / Mechanical Rooms

  • Identify all rooms housing sprinkler mains, valves, risers, or exposed water lines.
  • Set thermostats to maintain minimum 55°F / 13°C (or higher per system requirements).
  • Confirm doors, windows, and vents in these rooms seal properly.
  • Do not leave portable heaters running unattended; use only approved devices.

4. Final Assurance Sweep

  • Before first hard freeze, conduct campus-wide readiness sweep.
  • Ensure no standing water in irrigation boxes or valve pits.
  • Confirm no hoses are attached anywhere on campus.
  • Confirm spigot covers are secure and intact.
  • Verify mechanical/sprinkler rooms are consistently warm.
  • Record completion in facilities log and notify Facilities Director.
